In recent years we have seen a healthy influx of condo-hotel inventory being brought to the Honolulu Market. The Mandarin Oriental will join Trump Tower and Ritz Carlton Residences; the tips of the spear in the luxury condo-hotel market. Developers are surely sensing a demand from Honolulu's foreign luxury buyer market, keen on purchasing Hawaii luxury property, but occupying them only a few weeks out of the year. Condo-tels offer a unique type of ownership as they allow for an owner to place the home in the "hotel rental pool," providing owners a share of the rental income which offsets ownership costs. For the majority of Honolulu's "residential zoned" condo buildings, "vacation renting" is not allowed by the city or the buildings' associations.
The developer plans to bring 99 luxury residences to market, as well as 125 guest suites and rooms to be operated strictly as hotel use. Information as to whether owners will be able to operate their luxury residences as vacation rentals isn't available quite yet. As far as guest services are concerned, its no secret that the luxury hotel brands bring unparalleled perks to their owners and hotel guest. Expect 5-star hotel pampering; included but not limited to on site spas, high-end restaurants, valet, as well as world-class staff to facilitate concierge and maid services typical to most luxury hotel brands.
Residents will have exclusive access to the 9th floor amenity deck; complete with a 13,000 sqft spa that's unmatched in terms of size and luxury on Oahu. An indoor/outdoor terrace on the deck will be anchored by a swimming pool and poolside cabanas.
While the building should surely be chalked full of world-class amenities, it would be short sighted not to highlight the most notable amenity; the Ala Moana Neighborhood. Owners are literally steps away from Ala Moana Center, Honolulu's world renowned, open-air mega mall. Beach goers and fitness fanatics are welcomed by acres of the popular Ala Moana Beach Park with no shortage of outdoor activity. Positioned on the eastern border of Waikiki, Mandarin Oriental owners will find themselves only a stone's throw from all things Waikiki. From world class dining and shopping, and needless to say, the iconic Waikiki Beach.
