Kali'u | New Kakaako Condo
Kaliu is a new Honolulu condo project in located on the trendy west side of Kakaako, near SALT. The project proposes to build a 400ft tower comprised of 330 Market Price Units on "Block G" of the Our Kakaako master plan spearheaded by Kamehameha Schools and in partnership with various residential real estate developers like Stanford Carr and the Kobayashi Group. The Kaliu condo project will be developed by Prospac Holdings, known for the Azure Ala Moana project across from Ala Moana Center.
The past 10 years have brought massive transformation to the Honolulu skyline; focused primarily to the Kakaako and Ala Moana neighborhoods between Waikiki and Downtown Honolulu. Your average Honolulu resident is familiar with the Ward Village Master Plan, a 60-acre development by the Howard Hughes Corp but less might be familiar with the Our Kakaako Master Plan. Heard of it? If not, then perhaps you're familiar with SALT at Kakaako, the uber hip urban hub of coffee shops, retail, and restaurants like Moku and Highway Inn along Ala Moana Boulevard.

Living in Kaliu will see owners benefit from one of Oahu's most stimulating communities with premier convenience to the best of Honolulu living. The condo's specific location right next door to SALT at Kakaako puts some of the best shopping and dining just steps from the Kaliu lobby while Ala Moana Boulevard frontage is sure to bring expansive ocean and Diamond Head views.
Details surrounding the bricks and sticks of the project are limited at the moment but the below rendering suggests we'll see a mostly glass exterior facade, lanais, and an immense amount of ground floor retail space that will likely feature a curated array of restaurants and/or cafes. The 42,000sq planned commercial space sets a large footprint for an expansive amenity deck which include no less than a lobby, pool, meeting room, fitness center, BBQ cabanas, and more.
We're still waiting for the official unit mix and prices but would expect to see Studio, 1-2 bedrooms, and a limited number of 3-bedroom condos at Kaliu. The Collection, built in 2016 on the other side of SALT, sees 1-bedrooms around $750k - $900k and 2-bedrooms between $1M - $1.3 and depending on the quality of finishes, we would expect prices in this ballpark.
