Located at 1000 Auahi St, Ko'ula is latest new Honolulu condo development located in the Ward Village Neighborhood of Kakaako. Ko'ula, which means "red sugar cane" in Hawaiian, is architecturally designed to model the native plant. The tower will be located on the Ewa (West) side of the Ward Entertainment Center, and next to The Central Plaza - the beating heart of Ward Village, so to speak, where we'll see gathering spaces and an array of outdoor community events. This project will be the Texas-based developer's 7th installment to the Ward Village neighborhood with construction expected to be completed in October 2022. Ko'ula Ward Village prices will start in the low $1M for 1-bedroom units, up to $4M for 3-bedroom units

To shake things up a bit, the developer will be moving the Lobby and all residential services to the second floor of the building. The first floor will be comprised of 58,000 sqft of commercial space intended for dining and retail use. With Nobu anchoring Waiea and Merriman's anchoring Anaha, it shouldn't be any guess that we'll see one or two world class dining options to anchor Ko'ula.

THE KOULU CONDO TOWER

koula_highlineThe tower will be 41 stories tall and will be positioned next to Ward Entertainment Center on Auahi St. The long side of the building will face the "Central Plaza" and will come with a public porte cochere; providing covered drop off parking to a courtyard and entrance to the park. The strategy is to allow access the retail "wrap" of the building to the convenience of the public, while also concealing the building's parking in the interior.

Located in Ward Village's prized "2nd row" of luxury condos, the orientation of the building will maximize ocean and mountain views. World class architect Jeannie Gang from Chicago based Studio Gang firm was tapped by Howard Hughes to bring the structure to life, while interior designers Yabu Pushelberg, well known for their work with the Four Seasons, are tasked with "bringing the outside in" with luxurious interiors inspired by Hawaii's natural landscape. Together they intend to raise "A Sculpture From A Garden" -- a phrase coined by Howard Hughes to describe the artistic approach to developing Ko'ula next to Ward Village's Central Plaza.

UNIT SPECS & FEATURES

As Howard Hughes' Kakaako projects have evolved over the past decade, they have seen an increased demand for smaller, more efficiently designed inventory and thus the offering at Koula will include: studio-, one-, two-, and three-bedroom units. The smallest unit will be a studio in the 300sqft range with the largest three-bedroom unit being approximately 1500sqft. Average Koula pricing should land around $1700 - $1800/sq.

Unit sizes will be modest, similar to Anaha, and will feature 8' 8" ceiling heights. Penthouse units will see the premium 10' ceilings. Expect Miele appliances with Kohler and Grohe fixtures through the kitchens and baths. The designer, Yabu Pushelberg, will offer optional custom furniture and accessory packages and we expect more information to come on those.

Expect all the usual suspects when it comes to Ko'ula's amenities. The project is going to offer amenities that are consistent or superior to what we've seen at the other Ward Village towers: Multiple pools, ample BBQ cabanas, the "Great Room," dog park, indoor recreation areas, chef's kitchen, private dining room, oversized spas, and a gym. Plan for a sleek, efficient use of space that's as functional as it is aesthetically pleasing.

THE NEIGHBORHOOD

Ward Village is being touted as Metro Honolulu's premier neighborhood and was named "Best Master Planned Community In the Nation" by Architectural Digest in 2017. Living in the "Village" will be a convenient experience with emphasis put on walkability, green spaces, and parks. Rest assured there will be no shortage of shops and restaurants and for the active type, what better place is there for sun, sea, and exercise than Ala Moana Beach Park across the street.

The Ward Village Master Plan will consist of 1 million square feet in its maturity with a 72,000 square foot Whole Foods Market that anchors A'eo, as well as 23,000 square foot Longs Drug store anchoring the nearby Ke Kilohana project. In total, we'll see roughly 400,000 square feet of retail space in Ward Village. Residents will have the luxury of stepping outside to the neighborhood's "Central Plaza," which will undoubtedly become Honolulu's most iconic gathering place.
