Koa Ridge Oahu will be located in Waipio, Oahu, Hawaii -- opposite of Costco Waipio across Ka Uka Boulevard. Until now, the Waipio community that has long served as small suburb of the greater Mililani region in Central Oahu, seeing no residential development since the 1990's. There are a few pockets of residential real estate in Waipio but it primarily consists of townhomes, with a limited number of small single family homes. The addition of Koa Ridge Waipio will breathe life into the region, offering Central Oahu residents dynamic home choices built around an array of shopping, dining, and retail.

Looking closely at the Koa ridge map above, you'll see the H-2 freeway that runs the length of the community to the east with Kamehameha Highway on the western border. Both highways are traversed north to Mililani or south towards Pearl City and provides numerous routes of access in and out of the community. The site of the FIRST Koa Ridge homes is expected along the Kamehameha Hwy side of the neighborhood.
If you commute on Kamehameha Highway from Mililani through Waipio then you have undoubtedly noticed the red dirt being kicked up in the area. Many are optimistic as the project now seems to have a pulse, and the public can see that some progress is being made. The heavy machinery you see on site is moving earth for the mass-grading and infrastructure needed for what is rumored to be the first site of Koa Ridge homes for sale.
if you're driving up Kamehameha Hwy towards Mililani, take a glance to your right to steal a peek of Koa Ridge's construction progress. You're not seeing much now but when you start to see concrete being poured and framing going up, you'll know the sales launch is near!
What types of Homes will Koa Ridge offer?
Over the next 10 years, we'll see Koa Ridge build approximately 3,500 homes, bringing much needed relief to the intense Oahu Housing Shortage. In order to serve the widest buyer pool, we'll see them offer a home type for nearly every family dynamic including but not limited to:
- Single Family Homes
- Townhomes and/or Condos
- Multi-family homes
- Senior Living Residences near onsite healthcare facilities
- Koa Ridge Affordable Housing
Expect to see a variety of floor plans available. The developer, Castle and Cooke, isn't clear on whether homes will be offered via lottery on a first come first serve basis just yet We've seen them turn to both options in their previous sales of Mililani Mauka homes and like Mauka, I think it's safe to say that with perimeter and rim lots for sale. Looking at the picture above, it would make sense that the Koa Ridge rim lots would be on the north side of the build site, quite literally "The Ridge."
We should see 30% of the homes offered under Honolulu Affordable Housing requirements which provide for below market-priced housing to eligible buyers with certain income and eligibility restrictions. Like recent Oahu Affordable Housing projects, we'll most likely see an occupancy requirement of 10 years, meaning you must intend to live in the home for the duration of 10 years.
Are there any Koa Ridge Floor Plans available yet?
Unfortunately there are no floor plans available yet but as soon as they are, we'll feature them here! Per the developer, they plan to sell the homes from the floor plans initially, before Koa Ridge model homes even come available. Those are expected to be available for tours in late 2020.
What are the Koa Ridge Prices?
Prices have also not been made available yet but I think it's safe to say that given the demand for these homes and the central location, it only makes sense that we'll prices on par with Mililani Mauka. We believe the single family homes will be CPR homes like similar Mauka communities, so we may see small maintenance fees for the homes.
When will Koa Ridge be available?
All communications with the developer points to Koa Ridge sales starting in the summer of 2020 with first homes being delivered by late 2020. This has proven to be a moving target since the project was first announced so exercise some caution.
Koa Ridge 2020 Update
4/18/20: All signs still point to a Summer 2020 sales launch of the project. We're hearing now that all homes will be CPR lots, and that the single family homes will have maintenance fees. Average lot sizes are expected to be around 4500 square feet.
2/19/20: Recent communications with the developer are now pointing to a 2nd Quarter estimated sales launch with completion of the first Koa Ridge homes slated for late 2020. The sales team has mentioned that they will start sales before the Koa Ridge model homes are even built, meaning that prospective buyers will have to make a decision to purchase based off of artist renderings and floor plans alone. Model Homes are estimated to be completed in late 2020.
7/30/19: Communications from Castle & Cooke indicate that they "hope" to start Koa Ridge sales early 2020 with first unit completions in the third of fourth quarter of 2020. The first prices and floor plans should be available just prior to the start of sales. Of the 3,500 homes, there will be 70% allocated under market prices, whereas 30% will be offered for sale under Affordable Housing guidelines.
6/19/19: Developer Castle & Cooke Hawaii announces that they are currently in the mass-grading stage and are continuing with the sewers, drainage, and roadway master plans, as well as other required governmental approvals. One step closer!
